    LHS Worldwide Financial Solutions Limited ("LHS", "we", "us", "our") is a mortgage broker and financial consultant registered in England and Wales (Company No. 14369957). Our registered office is Adams and Moore House, Instone Road, Dartford, DA1 2AG.

    We are an appointed representative of International Property Finance Limited, which is authorised and regulated by the Financial Conduct Authority under Financial Services Register number 915694. Our own Financial Services Register reference number is 988283. We are registered with the Information Commissioner's Office (ICO Registration No. ZB525714).

    We are the Data Controller for the personal data you provide to us. This means we decide how and why your data is used. Questions or requests relating to your data should be directed to: info@lhs-worldwide.com.

    2. What personal data we collect

    Depending on how you interact with us, we may collect and process the following categories of personal data:

    • Publicly available sources — Land Registry, Companies House, and similar registers
    • Automatically — via cookies and similar tracking technologies when you visit our website (see our Cookie Policy)

    4. How we use your data and our lawful basis

    Under UK GDPR we must have a lawful basis for processing your data. The table below sets out what we do and why.

    5. Who we share your data with

    We may share your personal data with:

    • Lenders and product providers — to process your mortgage application
    • Credit reference agencies — to assess creditworthiness
    • Solicitors and surveyors — where required to complete a transaction
    • Regulatory bodies — the FCA, HMRC, and law enforcement where legally required
    • Technology service providers — including Clerk (authentication), our hosting provider (Replit), Google Analytics for the website, and Google Mobile Ads (AdMob) for advertising in the Stresst mobile app, all operating under appropriate data processing agreements
    • Google Mobile Ads (AdMob) — may process advertising identifiers, IP address and approximate location, device information, and ad interaction data for non-Premium users of the Stresst mobile app. On iOS, App Tracking Transparency controls access to the advertising identifier for personalised advertising; users who decline receive non-personalised ads.
    • Our wider group of companies and associated business partners — for marketing purposes, only where you have given explicit consent

    6. International transfers

    Some of our service providers (including Clerk and Google) may process data outside the UK or EEA. Where this occurs, we ensure appropriate safeguards are in place — typically UK International Data Transfer Agreements (IDTAs) or Standard Contractual Clauses (SCCs) — in line with UK GDPR Chapter V.

    After these periods, data is securely deleted or anonymised.

    8. Your rights

    Under UK GDPR you have the following rights. You can exercise them at any time by contacting us at info@lhs-worldwide.com. We will respond within one calendar month.

    • Right of access — request a copy of the personal data we hold about you (Subject Access Request)
    • Right to rectification — ask us to correct inaccurate or incomplete data
    • Right to erasure — ask us to delete your data where we have no lawful reason to retain it
    • Right to restrict processing — ask us to pause processing while a dispute is resolved
    • Right to data portability — receive your data in a structured, machine-readable format
    • Right to object — object to processing based on legitimate interests or for direct marketing
    • Right to withdraw consent — withdraw any consent you have given (including marketing) at any time without affecting the lawfulness of prior processing

    9. Cookies and tracking

    10. Marketing communications

    We will only send you direct marketing if you have given us your explicit consent. Each marketing communication will include an unsubscribe link. You can also withdraw marketing consent at any time by emailing info@lhs-worldwide.com with the subject line "Unsubscribe".

    Where you have consented, we may also share your contact details with companies within our wider group and associated business partners, so that they may contact you about related financial, property, and investment services. You can withdraw this consent at any time.

    11. Security

    We take appropriate technical and organisational measures to protect your personal data against unauthorised access, loss, or disclosure. User account credentials are managed by Clerk, an ISO 27001-aligned authentication platform. Our database is hosted on a private PostgreSQL instance accessible only from our application server. We regularly review our security practices.

    12. Changes to this notice

    We may update this Privacy Notice from time to time. When we make material changes we will update the version date at the top of this page and, where appropriate, notify you by email. We encourage you to review this notice periodically.
